Clermont, FL real estate: buy or sell with a local AXEN agent

A Clermont mailing address does not mean you are in Clermont. The city tells you to look up the parcel on the Lake County Property Appraiser site and read the Millage Group code: a letter means a city, a number means unincorporated Lake County. That one code changes your tax rate, your trash and sewer service, and whether you are on a well and septic.

Buying a home in Clermont: what to know

The rules that apply everywhere in Florida are on the Florida page. These are the Clermont details that trip people up.

  1. Check the Millage Group code, not the mailing address. Pull the parcel on the Lake County Property Appraiser site and read the Millage Group and City fields. Unincorporated lots are far more likely to be on a private well and a septic tank, so check the state's water and septic map by address too.
  2. Two Clermont houses can have two different tax rates. Some Clermont mill groups carry a Wellness Way service unit that others do not, which changes the total. Unincorporated Lake County has a lower county total before any city rate is added. Compare mill groups, not neighbourhoods.
  3. Run the sinkhole check yourself. The Florida Geological Survey keeps a statewide subsidence incident database and interactive map. Read the warning: most incidents have not been field-checked and the cause is not confirmed. Use it as a starting point, then ask the seller and the insurer for claim history and any grouting repair records.
  4. On the chain of lakes, the dock is a separate permit. Single-family docks fall under state environmental resource permit rules and often qualify for an exemption or general permit, plus a separate authorisation to use state-owned submerged land. Roofs, canopies and decking all count toward the square footage limits.
  5. There is no flood insurance discount inside the city. The City of Clermont is not on FEMA's Community Rating System list. Unincorporated Lake County is a class 7, which is 15% off nearly every NFIP flood policy there. Two homes a mile apart can price flood insurance differently for that reason alone.

Flood insurance discounts come from FEMA's Community Rating System list, effective April 1, 2026. FEMA reissues it every April 1 and October 1, and a class can change on those dates.

Selling

Selling a home in Clermont

Start the city lien search and records request at listing.

The Clermont City Clerk handles lien searches and public records requests. Do not wait for the title company to find an open permit two days before closing.

Get the CDD payoff and estoppel letter in writing.

If your community has a community development district, it built the roads and amenities with bonds and bills you on the annual tax bill. Ask the district manager for the payoff figure.

Pull your rental and utility paperwork.

If it has been a vacation rental you need the city application, the state licence, the state tax certificate and the county tourist tax account. Lake County charges tourist development tax on any stay of six months or less. Clear the balance before closing.

Straight answers

Clermont real estate questions

What is a CDD and how does it show up on my bill?

It is a small special-purpose government that builds roads and amenities with bonds and charges each home a yearly assessment. That assessment lands on the Lake County tax bill as a non-ad-valorem line, on top of HOA dues.

Why is my neighbour's tax rate different from mine?

Two reasons. First, city limits: unincorporated Lake County has no city rate on top. Second, some Clermont mill groups include a Wellness Way service unit and others do not, which moves the total by itself.

Can I use the house as a short-term rental?

Inside Clermont city limits, yes, for a whole-house single family or duplex you do not live in. You need a city application, a building permit for a life safety inspection, proof of ownership, a state licence, a state tax certificate and a county tourist tax account, renewed annually.

Do I get a flood insurance discount in Clermont?

No. The City of Clermont is not on FEMA's Community Rating System list, so there is no discount inside city limits. Unincorporated Lake County is a class 7, which is 15% off nearly every NFIP flood policy there.

How do I tell if a Clermont address is really in the city?

Pull the parcel on the Lake County Property Appraiser site and read the Millage Group code. A letter means a city, a number means unincorporated Lake County. The mailing address will not tell you, and neither will the subdivision name.
