Seventeen cities, one big unincorporated middle. The county lists 17 municipalities and notes that most of Gwinnett's residents live in unincorporated areas. Use the county GIS browser to pin down any parcel by address before you assume a city rule applies.
-
Who sends the city bill depends on the city. Gwinnett bills the city tax for a few small cities, while most of the rest bill their own. A county bill can carry county, county bond, detention bond, schools, school bond, recreation, fire and EMS and police lines.
-
Gwinnett's exemptions beat the plain state one, and the value offset is the big one. The Gwinnett County Tax Commissioner puts the regular homestead at $10,000 off county, $8,000 off school and $7,000 off recreation for the 2026 tax year, with no age or income test. Everyone with a homestead exemption also gets the value offset exemption, which holds the assessed value constant for the county portion even when the property value rises. School and city taxes still float.
-
A creek on the lot triggers three stacked buffers. County plan review checks a 25-foot state waters buffer, a 50-foot county undisturbed buffer and a 75-foot impervious setback. A variance costs a fee plus a sign deposit, and once it is advertised for public hearing it cannot be withdrawn.
-
About 30% of the county is on septic. That is one of the largest concentrations in the country. A zero sewer charge on your county water bill means septic. Records since 1959 live with county environmental health, and the as-built drawing is free on the GIS browser.
Selling a home in Gwinnett County
The unincorporated trash fee is a real closing item.
Trash service is mandatory in unincorporated Gwinnett and basic service is billed one year in advance on the owner's annual property tax statement. The county says to ask your closing attorney about prorating it, because it will not refund or adjust it.
Name the right hauler in your listing notes.
You do not pick your hauler. Unincorporated Gwinnett is split into five collection zones with a different company in each. Basic service is one trash cart and one recycling cart weekly.
Get the septic file before the inspection period.
A complete file has the record drawing, soil evaluation, approved permit application and final inspection notes. A soil report is now required for any new, repair or modifying septic permit.
Gwinnett County real estate questions
Am I in a city or in unincorporated Gwinnett, and why does it matter?
Most Gwinnett homes are unincorporated, with no city millage at all. Inside one of the 17 cities you add a city line. Some cities are billed by the county and the rest bill you directly. The city line also changes trash service and permitting.
What homestead exemptions does Gwinnett give me?
The Gwinnett County Tax Commissioner puts the regular homestead at $10,000 off county, $8,000 off school and $7,000 off recreation for the 2026 tax year, with no age or income test. At 65 a further exemption can wipe out school tax under an income cap. Everyone with any homestead also gets the value offset exemption, which freezes the value used for the county portion.
Am I on sewer or septic, and how do I find out?
Look at your Gwinnett water bill. A zero sewer charge means septic. About 30% of the county is on septic. Records since 1959 live with county environmental health, and the drawing is free on the county GIS browser.
Does the city I buy in change my school district?
Almost never. Every Gwinnett address is Gwinnett County Public Schools except inside Buford, which runs its own city school system. That is why the county school line drops off a Buford city bill. Everywhere else, the county assigns by cluster.
What happens if there is a creek on the lot?
Three buffers stack: a 25-foot state waters buffer, a 50-foot county undisturbed buffer and a 75-foot impervious setback. That can take a large bite out of the buildable area. A variance is possible but cannot be withdrawn once it has been advertised for hearing.
