Loganville, GA real estate: buy or sell with a local AXEN agent
Loganville is one city sitting on top of a county line. Part of it is in Walton County and part is in Gwinnett. That means two tax commissioners, two boards of assessors, two sets of homestead exemptions and two school systems inside the same city limits. The street you are on decides all of it.

Find out which county the lot is in first. Everything follows from that. The city says it plainly: Loganville sits in two counties, Walton and Gwinnett. The city limits cross the line, so two neighbours on the same street can be in different counties.
-
Inside the city you get two bills, but a different county bill depending on the side. The city says that property inside the incorporated city limits gets two tax bills every year, one from your county and one from the city. Which county sends the first one changes your rate, your assessor and your exemptions.
-
Your homestead exemption depends on which side of the line you are on. The Walton County Tax Commissioner says the county offers homestead exemptions more beneficial than the state's, including a school tax exemption at 65 on the house and one acre. The Gwinnett County Tax Commissioner puts the regular exemption at $10,000 off county, $8,000 off school and $7,000 off recreation for 2026. You file with your county and it carries to the city bill.

Know who sells you water before you write the offer. The City of Loganville provides water, sewer and garbage in its service area, and you have to apply in person at City Hall. Outside that area it is the Walton County water authority or Gwinnett County Water Resources.
-
There is no Loganville school system. Homes on the Walton side go to Walton County School District and homes on the Gwinnett side go to Gwinnett County Public Schools. Two neighbours on the same street can be in two different systems, so always check the exact address.

Tell buyers which county and which school system the house is in.
Walton-side homes feed the Loganville cluster of Walton County schools. Gwinnett-side homes are assigned by Gwinnett cluster. Getting this wrong in a listing is a real problem here.
If it is on septic, get the record before you list.
On the Gwinnett side, septic records go back to 1959 at county environmental health and the drawing is free on the GIS browser. On the Walton side, request the file from Walton County environmental health.
Loganville real estate questions
Am I in the city or the county, and why does it matter for my tax bill?
Loganville sits in two counties. Inside city limits you get two bills a year, one from your county and one from the city. Outside, you get only the county bill. Which county you are in also changes your millage, your assessor, your exemptions and your school system.
Which homestead exemption do I get here?
Your county sets most of it, but the city makes its own calls too. Walton has its own local exemptions, including a school tax exemption at 65 on the house and one acre. The Gwinnett County Tax Commissioner puts the regular exemption at $10,000 off county, $8,000 off school and $7,000 off recreation for 2026. File with your county and it carries to the city bill.
Does Loganville have its own school system?
No. There is no Loganville city school district. Homes on the Walton side go to Walton County School District and homes on the Gwinnett side go to Gwinnett County Public Schools. Two neighbours on the same street can be in two different systems.
Who do I call for water, sewer and trash?
Start with the City of Loganville, which handles all three in its service area and requires you to apply in person at City Hall. Outside that service area it is the Walton County water authority or Gwinnett County Water Resources.
Why do two houses on my street have different tax bills?
Almost certainly the county line. Loganville straddles Walton and Gwinnett, and each county sets its own millage, runs its own assessor and offers its own exemptions. The city bill is the same. Everything underneath it is not.
